What problem did client want us to resolve:
Client was looking for new commercial premises for a new venture but had had difficulties in negotiating Heads of Terms with the landlord and wanted some protection from unfair demands.
How did we go about resolving problem and outcome:
We liaised with the agents to agree a fair a reasonable Heads of Terms as a starting point. We then dealt with the negotiation of the lease on terms that were favourable to the tenant and setting out a more professional way of dealing with the landlord.

The importance of taking advice as soon as possible as often an experienced property solicitor can smooth misunderstandings between landlords and tenants at an early stage and get matters back on a fair and reasonable footing.
